Phase I of the development is designed to provide flexibility in space usage along with the fit out management. The three warehouses, within the development, have a clear floor to ceiling height of approximately 8 metres, with a length of 109 metres and width of 37 metres, to provide a total storage area of 12,000 square metres.

The electricity power supply for the A/C units has been dividend across all three warehousing to service the different tenants' needs as follows:

"Twin Tech" flooring system, is the system being used in all three buildings to provide a higher ended and more defined surface. "Twin Tech" flooring can provide the following:

• Concentrated load: 75 kilo Newton
• Unified Distribution Load: 35 kilo Newton
• Racking Load: 50 kilo Newton
• Mezzanine Load: 170 kilo Newton

The warehouses have also been designed in such a way to provide a more suitable working environment, due to the sandwich panel isolation system on the walls and ceilings.
