What is MAJAAL?
MAJAAL is a modern warehousing project within the Bahrain Investment Wharf (BIW). The development responds to the shortage of quality warehouse space in the Kingdom, especially in the region surrounding the new Shaikh Khalifa Port. In addition to the physical warehousing space, MAJAAL will offer a range of value-added services, including a 24/7 security service, state-of-the-art ICT provision, etc. The modern and safe warehousing spaces can be used solely for storage, or as a combined storage facility / office, it is an ideal opportunity for encouraging startups and smaller companies, and in allowing existing companies to expand.

Where is MAJAAL located?
MAJAAL is strategically located within BIW, a strategically located master-planned area in Bahrain’s new industrial zone, adjacent to Bahrain’s modern new port facility, Khalifa bin Salman Port (KBSP). The location is in close proximity to Bahrain International Airport and Cargo Terminals while also being easily accessible from King Fahad Causeway linking Bahrain to Saudi Arabia.

What is the area of the development?
The whole development is divided into three phases spreading over a total site area of 57,200 m2. Each phase will encompass 12,000 - 15,000 m2 of storage area.

What is the first phase of the development?
Phase I will supply the market with 12,000 m2 of storage area, targeting small to medium businesses that require storage space. It will encompass three sheds developed on a site area of 20,000 m2. The sheds will be divided into individual units, starting with 250 m2, and with an option to combine them to accommodate larger tenants’.

What are the different services offered by the development?

How secured is MAJAAL ?
MAJAAL will operate a state of the art sophisticated security system including 24 hour CCTV coverage across all warehouses and access areas. The premises will be well lit with security perimeter fencing and electronic access controlled gates, protected by security guards.

Are there any restrictions on access to the stored goods?
Tenants are granted unlimited free access to the stored items 24/7.

Will each tenants stored items be insured by MAJAAL?
No, the tenant is required to insure the stored items personally. Additionally, the tenant will be mandated to participate in a collective insurance policy against the risk of fire or any damages caused to the leased unit or any part of the development due to negligence or vehicular accidents caused by the tenant.

What charges/ expenses are imposed on the tenants?
Tenants will be charged a monthly/ quarterly rental amount which will vary from tenant to another based on the unit area leased and the added value services requested by the tenant.

What is the monthly rental charge per square meter?
When the storage contract commences, a refundable rental charge security deposit is requested from the tenant (equal to one/three month’s rental charge) in addition to a refundable deposit that will also be requested to be placed if the tenant wishes to fit out (add mezzanine level, customize a shelving system or install A/C) the leased unit.

What are the terms of payment?
Storage rental charges are payable in advance prior to the rental period charged. Payments could be done either monthly, quarterly or semi-annually, depending on the terms agreed in the lease agreement.

Does MAJAAL provide short-term storage (less than a year)? What is the minimum rental period?
The minimum rental period is two years.

Does MAJAAL provide Cold Storage services?
No, MAJAAL does not accommodate any cold storage facilities.

How long will it take the tenant to move in?
The tenant can move in once:
1. relevant documentation is available to get the lease contract started.
2. rental charges and security deposit are paid.
3. approval of BIW is granted.

Does MAJAAL sell packing materials?
Yes, MAJAAL will offer a wide range of packing materials to help ensure all stored items are packed and wrapped safely and securely.

Can FBWD arrange for the removal of the goods and/or van hire?
MAJAAL will have several tie-ups with local removers and vehicle hire companies. Or The tenant is responsible for transporting and moving the goods to warehouse. FBWD does have vans available which are free to use when moving in and can be rented from us at affordable rates at all other times.

Can future expansion/ contraction be further accommodated?
Yes, stored items can be moved into a larger or smaller unit as and when required (subject to availability).

Can MAJAAL accept deliveries on my behalf?
No, MAJAAL can’t accept goods deliveries on behalf of the tenant, but MAJAAL will have a tie-up with a logistics company that would take care of all tenants’ logistics needs.

Whats required from the tenant whilst vacating the unit?
A one month written notice is required prior to vacating the storage unit. However, if plans change this period can be extended and continue paying the rental charges.

Does MAJAAL have online services for the tenants?
Yes, each tenant shall have a user account and password where they will be able to access the warehouse data remotely. Furthermore be able to pay and receive charges due for the storage.
